The recent, somewhat unexpected rate rise has put fresh pressure on first-home buyers, particularly those who’ve just taken out 95% loans and were due to settle. With the RBA flagging the possibility of further increases in the months ahead contrary to the more optimistic outlook at the end of last year some buyers are understandably reassessing their borrowing capacity. That caution is showing in the market: we’re still seeing strong enquiry and activity at the lower end, especially from first-home buyers, but mid- to high-range properties are experiencing softer interest as purchasers pause to consider their options.

In this environment sellers must be deliberate about how they best present their property to achieve the best possible price. Presentation is the most reliable way to add value and remove buyer objections; when buyers are nervous about rates, small visible issues can become deal-breakers. A squeaky gate, a dripping tap, unkempt lawns or tired paddocks all raise questions about ongoing maintenance and add perceived risk. Well-maintained gardens, tidy paddocks and attention to detail send a clear message of care and will increase the number of buyers confident to offer on the property. More offers ultimately achieve a higher sale price

Beyond basic maintenance, professional styling and high-quality marketing consistently deliver strong returns. While staging can cost in the order of $3,000–$6,000, as agents we often see a 5–10% uplift in sale the price, meaning the investment is often recouped many times over. Professional photography, scripted videos and targeted online campaigns ensure your property is seen at its best by the widest audience, including metropolitan buyers looking for lifestyle options. Equally important is the presentation of documentation service records, council approvals, pest and building checks which builds buyer confidence quickly and shortens negotiation windows. In a market where some purchasers are more guarded, these practical, high-return steps tend to be the difference between a long listing and a strong, competitive sale.
